The Story

Station West exemplifies our firm’s expertise in urban design, landscape architecture, and civil engineering, showcasing our ability to breathe new life into industrial spaces and create vibrant mixed-use environments. This 2.75-acre infill development in Charlotte’s FreeMoreWest and Historic West End area demonstrates our commitment to urban revitalization and adaptive reuse.

Our design approach centered on transforming two existing industrial buildings, totaling 67,000 square feet, into an innovative multi-use commercial space. Built in 1967 and renovated in 2018, Station West now hosts a diverse mix of tenants, from coffee roasters and caterers to design studios and business incubators, embodying the area’s creative resurgence.

Working closely with Blue Jay Investments and in collaboration with ODA and Redline Design architects, we navigated complex zoning and permitting processes. Our team successfully rezoned the property to allow for more creative uses and flexible parking solutions, crucial for the project’s success. This process showcased our ability to adapt to evolving urban needs and regulations.

A key feature of our design is the dynamic plaza created between the two former warehouses. This inviting outdoor space includes a fire pit, game lawn, and shade structure, demonstrating our innovative approach to addressing grade changes while creating a communal hub. These elements not only enhance the site’s aesthetic appeal but also foster a sense of community among tenants and visitors.

In addressing the engineering challenges, we implemented phased solutions that balanced building upfits with potential tenant needs and parking requirements. Our expertise in navigating City and County permitting processes proved invaluable in ensuring smooth project progression.

The project’s location, just 1.4 miles from Uptown Charlotte with easy access to I-77 and I-85, presented both opportunities and challenges. We leveraged this prime position to create a development that serves as a catalyst for the area’s commercial resurgence while addressing the complexities of urban infill projects.

Station West now hosts an eclectic mix of businesses, including an event space, coffee shop, cafe, bakery, and various creative offices and retail spaces. Notably, it has become the new home for our own office, a testament to our belief in the project’s vision and potential.

This development stands as a model for adaptive reuse and urban revitalization. By successfully transforming industrial space into a thriving mixed-use environment, we’ve delivered a project that not only meets our client’s objectives but also contributes significantly to Charlotte’s urban fabric.
