The Story

The Concept was to create a mixed-use community that capitalizes on the surrounding environment, offers aesthetic appeal, and provides accessible commercial resources.

DPR developed the master plan and construction documents for this site as a walkable mixed-use neighborhood containing retail shops, offices, and attached and detached homes adjacent to Lake Norman. The plan seeks to preserve two wooded valleys in a common open space. The design includes three separate watershed protection ponds that would filter runoff from developed areas of the site and safeguard the lake. These ponds further serve as aesthetic focal points for the community.

DPR worked closely with the project developers, evaluating alternative concepts, rezoning the property, providing cost estimates, construction plans, and coordinating site details.
