The Story

Located off of Cox Mill Road in Concord, within walking distance of nearby Elementary and High schools, and just minutes away from Concord Mills and other retail and shopping centers, Allen Mills is in a prime location.

The development consists of 466 detached single residential lots and over 48% open space. Open space includes Clark Creek, a vast wetland, beaver dams, and floodplain. The site also includes a 3.5 acre amenity area with clubhouse, swimming pool, and volleyball court and a large 2.5-ac recreational open space, as well as other small pocket parks. Builders in the community are MI Homes and Taylor Morrison.

DPR was fortunate to be involved in this development since the conception in 2006.  Through the economic downturn, the land was evaluated by various developers/builders/designers. DPR is proud to be the final engineer of record for full construction documents, permitting, construction administration, & final engineering certifications.

Other technical design items: 7 stormwater BMP ponds (Wetponds & SandFilters), off-road gravity sewer extension and bore across Clark Creek for tie-in, floodplain impact permit, and roadway widening improvements to Cox Mill Road frontage, Poplar Tent and Christenbury intersections.  The two most challenging site constraints were shallow rock and avoiding a possible Pump Station.  As a team, DPR worked closely with our Client, a Geotechnical engineer, and a site contractor in the early design stages to achieve the most economical solutions for the site.  Consequently, the site was balanced with substantial cost savings in earth movement and rock and pump station avoidance.
